Regardless of who does the work, before we advertise a property, the property meets the Standard of Quality established in the checklist.
STEP 3: Activate Advertising
Once all the work on the checklist has been completed, we can start marketing the property.

Advertised Rent:
We will compare the following factors against other properties that have recently had turnovers and recommend a reasonable starting point for Advertised Rent. We'd rather guess high, than low.

Plan for some vacancy:
We advertise vacancies during a turnover, 30 days before the tenant moves out. Often, we can find a replacement tenant without vacancy.
When adding a new rental property, prepare for a few weeks of vacancy. That's because it's vacant the day we start advertising.
The higher you push rent, the more vacancy you will have.
Vacancy Expenses:
In addition to the mortgage, insurance & management plan fees, you have other expenses during vacancy:
