$100 per occurrence:

• Failure to clean

• Failure to remove trash

• Disabled vehicle

• Odor

Lease Violation Fee (Major)

We will immediately start the evictions process and bill a $100 daily Lease Violation Fee if we discover any of the following:

• Criminal activity

• Damage to property

• Drug activity

• Restrict managers access to property

• Smoking indoors

• ​Unauthorized occupant

Lease Violation Fee (Serious)

$250 per occurrence:

• Lawn trimmings on HVAC unit: Fee + labor rate for an emergency cleaning

• Unauthorized pet

• Subletting (airbnb, etc.)

• Party (Gathering of 10 or more people)

• Unauthorized business activity
