Standard Operating Procedures

How not to get us in trouble

  • Never perform activities that requires a license:

    • Tell applicants/tenants that you are in the maintenance department and do not have Real Estate license and CANNOT legally with with rent, security deposits, or lease related questions. Instead, direct them to the Tenants tab on YourRentalHome.com.  

    • Never do a "Showing". Instead, unlock the house & let them perform a "Self-Guided Tour." 

    • Never explain how to quality or apply. Instead, direct them to the "RENT A HOME" or "ANNUAL RENTALS" tabs to read the step-by-step instructions. 

  • Never talk to another team member on speaker phone in front of a non-employee.

  • Never use profanity in front of a tenant, vendor, or owner.

  • Never give a tenant cell phone or direct DialPad phone numbers of any of our team. They must call the office. 

  • Never give tenants our email address.

  • Never leave tools or equipment at a job site. The company is not responsible for replacing your tools & equipment if lost or stolen.

  • Never commit to doing maintenance. 

  • Never take messages or say you'll have someone call the tenant. They must use the Request Forms Library or submit maintenance in AppFolio.

  • No smoking, eating, or drinking (anything other than water) on rental homes

  • Remove the trash from your labor. You can place it in the tenants garbage can if it's a small quality. It's a large amount of trash, take it with you and dispose of it. 

  • Cover your shoes with booties or remove your shoes when you enter a home.  ​
