STEP THREE - Mock Trip

• This will test your ability to follow instructions and use technology.

• You will complete a virtual trip to a property (your home) using the actual checklist that our maintenance techs complete each time they visit a property. This checklist ensures they don’t miss anything, because we cannot bill time for a return trip to complete something a tech forgets to complete. That would not be fair to the property owner. 

• Each section on the inspection that is underlined and blue is a link to a video. Watch the videos to learn how to process. 

• The notes per section below apply only to this test.

• You will conduct the test in your own home.

• Yes, some of the things sound silly but they demonstrate if you have the skills needed to document your work in our software.

STEP FOUR - Maintenance Procedures​ (Found above)

When you get to the step to complete the Inspection Form, use the data listed below to complete the form. 

1. Handyman Work Orders

   • You have been assigned 2 work orders in appfolio that are assigned to you with the vendor of RELOGIC.

   • ​Pretend that you are at a rental home & complete the fake work orders as per the video.

2. Subcontracted Work Orders

   • There are 2 open work orders assigned to TEST VENDOR

   • Watch the video in the inspection and follow the instructions

   • Assume the work was completed

3. Review Tenants

   • We will just assume the tenants are correct but attach a screen shot of the tenants listed in appfolio to this section so we know you can find tenants in appfolio.

4. Review pets

   • We will just assume the tenants are correct but attach a screen shot of the tenants listed in appfolio to this section so we know you can find tenants in appfolio.

5. Tenant Responsibilities

   • Cleaning

     • MINOR

     • Attach pic of your toilet

   • Disabled Vehicle = Good

   • Flower beds

     • Moderate

     • Attach pic of your flower beds

   • Hedges = Good

   • Lawn = Good

   • Odor = Good

   • Trash

     • Major

     • Attach pic of your kitchen garbage can

6. Work Orders Needed

   • Click to request Work Orders for b, c, d below & mark all other parts of home as “All Good”

     • Attach a pic of each

     • Write notes in the Vendor Instructions that you’ll need to purchase the material next week.

   • KITCHEN

     • Blinds - Replace broken window blind (T)

     • Microwave - Not working & needs to be replaced (O)

   • BEDROOM 1

     • Sheetrock - Damage - Patch, Sand and Repaint Damaged Area(T)

     • Assume this is a 4” hole in the center of any wall with no other damage.

   • BATH 1

     • Shower Head - Replace (O)
