Maintenance Dispatch

​​There's no cost for dispatch if we can assign the Work Order to one of our approved vendors or maintenance techs, without discussions about the work, special trips to the property, and don not need to order materials.

Maintenance Coordination

• Occasionally we cannot just dispatch a technician without inspection, research, planning, scheduling, bid collecting, project management, driving, ordering, purchasing, delivering material, bid/bookkeeping review, or any other time spent by our Maintenance Coordinator.

• We do everything we can to avoid this expense but in some cases it's not avoidable. In that case, hourly rates are:

  • Mon - Fri, 8am to 5pm = $120/hour

  • After hours & holidays = $180/hour

Maintenance Tech Labor

• Our Maintenance Techs are responsible for the physical work that is not outsourced to a contractor. Time spent by techs is billed at:

  • Mon - Fri, 8am to5 pm = $89/hour

  • Afterhours & holidays = $178.00​ with a $250 minimum charge.
