Material & Markup

The Process

Material & Markup PolicyA markup is applied to all materials purchased and contractor invoices. The markup covers the cost of bookkeeping time and software used to process each transaction.



Markup Tiers (Based on Receipt Amount):

  • $0.00 – $250.00 → 25%

  • $250.01 – $500.00 → 20%

  • $500.01 – $1,000.00 → 15%

  • $1,000.01 – $1,500.00 → 10%

  • $1,500.01 and above → 5%



Where We Shop

We purchase nearly all materials at Home Depot, unless a large item is being sourced or we need something quickly near a specific property.Shopping around is not cost-effective since our labor is billed hourly.



Returns

If materials are returned and a refund is issued to the owner or tenant, the original markup is not reversed. The markup offsets bookkeeping time and software expenses, both of which occur during the original purchase and again during the return process.



Labor Not Included

Labor time for measuring, ordering, picking up, delivering, or installing materials is not included in the material cost. These tasks are tracked and billed separately as labor.



Custom Bookkeeping Services

The standard markup covers 99.99% of all bookkeeping needs. If an owner requests custom financial reporting or bookkeeping beyond the standard creation of monthly debits and credits, we may be able to provide this at a rate of $300 per hour, subject to availability.
