Guaranteed Rent

You Still Get Paid, Even When Things Go Wrong

Sometimes bad things happen, but that doesn’t mean you should stop getting rent. With our Guaranteed Rent plan, we make sure you still get paid for a while if something unexpected happens with your tenant.



What's covered?


Tenant Leaves Early (Lease Break)

If a tenant moves out before the lease is over, you can get paid for up to 8 weeks while we find someone new.


Tenant Doesn’t Pay (Eviction Ordered)

If a tenant won’t pay and the court says they have to leave, you can get up to 10 weeks of rent.


Tenant Doesn’t Pay (Writ of Possession)

If it goes further and the sheriff has to remove the tenant, you can get paid for up to 12 weeks.


Murder or Suicide

If something very serious like a crime or suicide happens, you can get rent for up to 25 weeks.


Damage to Contents

If the tenant breaks things like furniture or appliances and the home can’t be lived in, you can get up to 8 weeks of rent.


Damage to the Building

If the tenant damages the home itself (like walls or floors) so no one can live there, you can get paid for up to 8 weeks.


Violence Victims

If a tenant has to move out fast because of violence, you still get rent for up to 4 weeks.




Things to Know:

  • The rent must be $1,000 or more per unit each month to qualify.

  • If the rent is more than $3,000 per month, that’s okay—but the most we’ll pay is $3,000 per month.
