How to Qualify
Age Requirements

Houses: You must be at least 21.

Duplexes, triplexes, and fourplexes: You must be at least 23.

Apartments: You must be at least 21.
All adults must apply
Each adult (18 or older) who will stay at the home for more than 7 nights a year must:

Fill out their own application

Pay their own fee

Upload a valid ID
We don’t run background checks until everyone’s application is in.
Co-Applicants, Roommates, and Guests

Each adult (18–69 years old) must apply on their own. Each person must give permission for a background check and pay their own application fee.

If there are multiple applicants, we will use the lowest credit score to set the security deposit. If one person is denied, all applicants are denied.

Any guest who stays more than 7 nights in a row or 14 nights total during the lease must apply, qualify, and sign the lease.
Co-Signers
We do not accept co-signers.
Dependents

Elderly parents living with you don’t need to apply, unless their income is needed to qualify. In that case, they must apply.

Kids under 18 don’t need to apply.
First Come, First Serve
We process applications in the order we get them. To get the home, you must:

Be approved

Sign the lease
-
Pay the deposit
-
Pay rent (either right away if the home is vacant, or by the available date if it’s still occupied)
If more than one person is approved at the same time, the strongest applicant (based on credit, income, and savings) gets the first chance. The first person to get approved, sign the lease, and pay the deposit and rent gets the home.
How Many People Can Live There?
One person per bedroom, plus one extra. If 2 kids are under age 10, you can have 2 extra people.
Paying Rent Early
You’re allowed to pay rent ahead of time, but it doesn’t change the rules or get you a discount.
Reserving a Home
We don’t “hold” homes. The first person to get approved, sign the lease, and pay the deposit and rent gets the home.
