How to Apply & Qualify

Step-By-Step Process

We use a step-by-step process to review every application. This process is handled through our screening partner, Findigs. Applications are processed in the order they are received. Here’s how your application will be reviewed:

Once you apply you can check status and ask questions about your application on:

STEP 1:  Apply​​​​

  1. Confirm the home you want to rent is available on the Available Rentals page.

  2. Tour the Home

  3. Click APPLY NOW

STEP 2:  Identity Verification
You must upload:

  • A valid photo ID

  • A selfie that matches the photo on your ID

Your name must match what you entered on the application and what appears on your credit report (a one-letter typo is allowed). Findigs uses its own secure ID verification system.

 

Accepted forms of ID include:

  • Driver’s license

  • State ID card

  • Passport or passport card

  • Green card

  • Work permit

  • Visa

  • Military ID

  • Tribal ID

  • U.S. asylum approval letter

If your ID is not accepted or you don’t reply to a request for more info within 72 hours, your application will be denied.

 

 

 

STEP 3: Credit Verification
We check your TransUnion credit score. If more than one person applies, we use the lowest score to determine your deposit.

Credit score and deposit requirements:

  • 650 or higher → Approved with 1× monthly rent deposit

  • 600 to 649 → Approved with 1.5× deposit

    • Pay 1 month now

    • Pay the balance over the next 5 months*

  • 550 to 599 → Approved with 2× deposit

    • Pay 1 month now

    • Pay the balance over the next 5 months*

  • 500 to 549 → Approved with 3× deposit

    • Pay 1.5 months now

    • Pay the balance over the next 10 months*

  • Below 500 → Declined

  • No credit score → 2× deposit

​* $20 billing fee per installment

STEP 4: Collections and Bankruptcy Verification
We review your credit report to check for bankruptcies, unpaid debts, and charge-offs.

You will be declined if:

  • You have an open bankruptcy (Closed/Discharged are ok)

  • You have outstanding debt to a landlord or utility company

  • You owe more than $1,500 in other types of collections (credit cards, loans, personal finance, etc.)

  • Accounts with a charge-off, may still be approved, but your security deposit will increase by 0.5× the monthly rent.

If your credit history meets these requirements, your application will move to the next step.

STEP 5: Income Verification
You must show net monthly income of at least 2.5× (two and a half times) the monthly rent.

Income can be verified by:

  • Linking your payroll account

  • Linking your bank account

  • Uploading approved documents

 

If you're self-employed and use a business bank account, you must prove ownership. If you own only part of the business, your income is adjusted accordingly.

 

Accepted documents include:

  • Paystubs (must cover at least 56 days)

  • Personal bank statements (2 months)

  • Self-employed bank statements (6 months)

  • Social Security or disability award letters

  • Court-issued child support or alimony documents

  • Leave and earnings statements

  • Pension or 401k distribution letters

  • Valid offer letters (job starts within 45 days and verified with employer)

  • Unemployment benefit letters

  • Financial aid letters (with proof of enrollment and housing allocation)

  • Recent bank statement showing total liquid assets (used to estimate income over 12 months)

 

Business-only bank statements and unverifiable documents will not be accepted. If anything is missing or unclear, we may ask you to upload more. If you don’t respond within 72 hours, your application may be denied.

 

If your income is below the requirement and you are a student, we may request a guarantor who meets separate income and credit standards. See below.

STEP 6: Criminal Verification
We check criminal records for every applicant. We do not have a rule that says “no criminal activity.” Instead, we look at each situation carefully and consider:

  • What the crime was and how serious it was

  • How long ago it happened

  • Whether it affects the safety of people or property

  • Whether you’ve shown signs of change or improvement

  • Whether it could make you a risk to the home or the neighborhood

 

In most cases:

  • We focus on the last 5 years for non-violent crimes

  • We focus on the last 7 to 10 years for violent or serious property crimes

STEP 7: Eviction Verification

If you had an eviction in the last 7 years, we will say no. We do not check evictions older than 7 years.

Step 8: Housing History Verification
We contact your current or most recent landlord for a short survey.

If the landlord reports:

  • An unpaid balance when you moved out → Your application will be denied

  • No issues → We move forward

  • No response → We continue, but make a note in your file

We use this step to confirm that you paid rent on time and didn’t leave damage or violations behind.

Step 9: Pet Verification
If the property allows pets, you must complete a Pet Screening through Findigs. This step is required before move-in and before any pet visits the property.

 

Key Pet Rules:

  • All pets must be approved by the property manager before move-in

  • The property must specifically allow cats or dogs — check the listing

  • Only house-trained dogs and cats are allowed

  • Dogs must be at least 1 year old

  • No more than 2 pets per home

  • No aquariums over 10 gallons

  • No exotic, farm, or wild animals

Pet Behavior & Care:

  • Pets must be spayed/neutered and fully vaccinated

  • Crate dogs during maintenance visits

  • No puppy pads — cats must use litter boxes (cleaned daily)

  • Clean up all pet waste daily, indoors and outdoors

  • Pets must not be tethered or left unattended outside

  • Prevent odors, infestations, stains, and damage

  • You must purchase and change air filters monthly

 

Noise & Nuisance:
If we get complaints about loud barking or disruptive pets, permission to keep the pet may be withdrawn.

 

Guest Pets:
Guest pets must also be approved before being brought onto the property — even in the front yard.

 

Breed Restrictions (Not Allowed):
Akita, American Bully, Pit Bull, Staffordshire Terrier, Chow Chow, Doberman, Rottweiler, Mastiffs (various), Bull Terriers, and any mix of these breeds. Violation of this may result in eviction.

Other Prohibited Pets:

  • Animals with a known bite history

  • Animals excluded by our insurance

  • Livestock or farm animals

  • Poisonous or exotic species

 

Pet Rent:

  • Cats: $49/month per cat

  • Dogs: Based on weight (starts at $29/month and increases by $10 per 10 lbs)

  • $5 monthly billing fee per pet applies

 

Undisclosed or Unauthorized Pets is a Lease Violation:

  • $100 Lease Violation Fee 

  • $5 Billing Fee

  • Pet rent charged retroactively

  • A 14-day notice to vacate and eviction may be issued

Step 10: Other Criteria Verification
At this step, we calculate how much rent you're approved for and finalize any conditions.

 

Approved Up To Amount:
We take your verified net income and divide it by 2.5. That gives us your “approved up to” rent limit. This ensures you only qualify for homes you can afford under our income policy.

 

Conditional Approvals:
If your application is approved with conditions — for example:

  • A low credit score

  • A recent charge-off

  • Irregular income history

 

We’ll increase your security deposit based on those conditions. Any added deposit amounts will be explained clearly before the lease is offered.

 

Guarantor Policy (if needed):
In rare cases, we may offer the option to apply with a guarantor. If so:

  • The guarantor must have a credit score of 700 or higher

  • The guarantor must show net income of 4× the rent

  • The guarantor must pass eviction, criminal checks, and all other requirements

Step 11: Final Decision and Handoff

Once all steps are complete, Findigs finalizes your application and you will receive an email notification.

If approved:

That email will contain a link to request a lease.

  • You'll receive a second email with an invite to create a password for our website.

  • Review our tenant procedures, which are a simplified version of what you read in our lease.

  • Sign your lease, pay your deposit, pay the rent (if the home is vacant), and the home will officially be yours!

  • The home will be ready for you to get the keys by the morning of the lease start date. 

 

If you're denied:

  • You'll receive a decision notice by email

  • You can request a copy of your screening report for review

  • No further action is needed
