How to take clean, professional shots—no editing required



PREPARE THE HOME

Before you take any pictures or video, make sure the home is 100% ready so you don’t have to stop and fix things mid-recording.

  • Put away all loose items.

  • Put away tools, materials, and equipment.

  • Open every window blind.

  • Open every door.

  • Turn on every light.

  • Turn off ceiling fans.

  • Close toilet lids.

  • Close trash can lids, or take out the trash if there’s no lid.

  • Ask anyone else (owner, tenant, vendor, etc.) to exit the property for a distraction-free shoot.



PREPARE YOUR PHONE

  • Increase resolution to maximum (check camera settings).

  • Clean the camera lens with a soft cloth or shirt.

  • Turn off flash, unless needed for lighting.

  • Turn off filters — we want natural, clear photos.

  • Use wide angle if available, but avoid fisheye or distorted views.

  • Use your phone’s camera app, not third-party apps like Snapchat or Instagram.

CAMERA TIPS

  • Hold your phone at waist to chest level.

  • Keep the camera straight and level.

  • Always shoot in landscape mode (sideways/horizontal) unless it's for a small room like a bathroom or closet.



FRAME THE ROOM PROPERLY

  • Stand in a corner or doorway to show more of the room.

  • Try to include the floor, walls, and ceiling in every shot.

  • Don’t use zoom — step back if needed.



EXTERIOR SHOTS

  • Take clear shots of the front and back of the house.

  • Stand far enough back to show the entire building.

  • Include driveways, yards, and any features like a pool, shed, or patio.



TAKE MULTIPLE ANGLES

  • Take 2–3 photos per room from different angles.

  • Include all rooms: kitchen, living room, bedrooms, bathrooms, laundry, garage, and yard.

  • Highlight key features like tile work, appliances, or built-ins.



AVOID THESE MISTAKES

  • No people, pets, or shadows in the photo.

  • No blurry or dark images.

  • Don’t tilt the camera — always keep it level.



REVIEW BEFORE YOU LEAVE THE ROOM

  • Check your photos before leaving each room.

  • If anything is blurry, dark, or off-frame, delete and retake it now.
